PropertyResearch.uk: Big Data Insights Into the UK Housing Market

PropertyResearch.uk is a data-driven site in development, exploring UK property sales, repossessions, and mortgage approvals using millions of official records. It’s a work in progress (bugs included), but it aims to make housing market trends clear, visual, and accessible.

The UK housing market has always been a topic of endless debate, mystery, and the occasional heated dinner-table rant. Prices rise, fall, and stall — often with no clear explanation. That’s where PropertyResearch.uk comes in.

This site is my attempt to take the sheer weight of official data that’s out there — millions of records — and turn it into something useful, visual, and (hopefully) understandable.

Powered by Big Data

At the heart of PropertyResearch.uk are currently enormous datasets:

  • HM Land Registry Price Paid Data – 30 million sales records from across England and Wales.
  • ONS & Bank of England – macroeconomic statistics, mortgage approvals, and interest rate history.
  • Repossessions & Completions – court and lending data showing the tougher side of the market.
  • Scottish Property Data – Working on this, Scotland is not so keen to hand over useful data. without a charge.

The challenge? Wrestling these multi-million-row (41m rows at the time of writing) datasets into a format that the site can serve up quickly and clearly. Think of it as trying to tame an avalanche with a spreadsheet.

Still in Development (Translation: Expect Bugs)

This isn’t a polished, corporate tool (yet). PropertyResearch.uk is still in development, and that means:

  • Pages may load slowly while I refine performance.
  • Tables might look odd on small screens (big data doesn’t shrink neatly).
  • Occasionally, something will break.

I’d rather be transparent about that than pretend everything is perfect. It isn’t, yet. But that’s part of the fun: improving it over time.

What You’ll Find

The site is designed around dashboards and visualisations, not dry PDFs. Current sections include:

  • Sales Datatrack volumes and values across regions.
  • Mortgage Approvals see how lending ebbs and flows with rates.
  • Repossessionsinsights into the harsher side of housing.
  • Interest Ratesbecause they’re the silent hand shaping everything else.

Each page attempts to show the story in the data without requiring you to download a 5GB CSV file yourself.

Why Bother?

Because understanding housing trends shouldn’t be locked behind paywalls or jargon. Whether you’re a buyer, a seller, or just someone nosy about what the neighbours paid, big data can shed light on the reality of the UK property market.  That aside, I work in banking and love data!

PropertyResearch.uk is my attempt to make information free, visual, and (mostly) human-readable.

Final Word

This is just the start. The datasets are vast, the possibilities for analysis are endless, and the improvements will keep coming. So if you stumble across a chart that looks a bit odd, or a table that refuses to cooperate, remember: this is very much a work in progress.
