Land Registry Update for January 2026 and Corrections
The latest data for January 2026 from the Land Registry is now available on the site. A couple of corrections are required, and note that year-to-date figures are going to look off right now.
The Land Registry file for January 2026 became available today, and the data has been uploaded to the database and is now available.
Importantly, this is the first file of 2026, so be aware that median prices, numbers, averages and so on are going to be very skewed at this time based on the year to date position. Just bear that in mind.
16,004 records were added for January 2026; there are more in the file; however, those are backfill from earlier months in 2025.
Corrections
A couple of corrections in this month's file. As always, I add a fix for now; hopefully, the Land Registry will correct it in future months. There will be many more errors, but these stand out and skew the data right away so just trying to balance it back out.
29, HAZELWOOD ROAD, NEWCASTLE UPON TYNE, TYNE AND WEAR, NE13 9DL
This property is listed as having sold on 09.09.2025 for £134,500,000 in a postcode of similar houses that attract £850,000 at best. It sold in 2017 for £280,000; I am doubting it went from that to the new figure. The issue is I can't even say it's a digit out, as often happens. I have the price set to £1 for now.
TUMBLERS BOTTOM, KILMERSDON, RADSTOCK, SOMERSET, BA3 5SY
Can't find any justification for this one either, £100,000,000 sale in an area that doesnt support it; however, it's the only available property in the postcode. I have found a marketing document suggesting a marketing price of £1,150,000, so it's more likely to be sold for £1,000,000. I have set it to that.

I am the owner of this site. If there is anything wrong, it's on me! If you want to get in touch, please email me at [email protected]. The site has grown so quickly, I honestly didnt expect the interest or the support, so thank you to everyone who has dropped me a line. More is coming, and I am spending time making it simpler, easier to understand, and also updating it regularly.
