EPC funding announced to support landlords

The Government announced A new grant to support improvements in energy efficiency. It's limited to England and then to only certain postcodes.

The funding available, called the 'Warm Homes: Local Grant,' is set to offer up to £30,000 for landlords to improve efficiency in their first property and up to £15,000 for each property thereafter. However, there are additional caps and conditions. 

  1. Max of £15,000 for energy performance upgrades.
  2. Max of £15,000 for low carbon heating.
  3. Only available in certain postcodes based on deprivation factors.
  4. Tenants must receive benefits, most likely Universal Credit and/or housing benefits.
  5. Tenants not receiving benefits may qualify if the household income is less than £36,000 pa.
  6. For a property to qualify, it must have an EPC rating of D, E, F or G.

The conditions will, of course, exclude many landlords from applying for the grant.

Local authorities will be responsible for distributing the grant funds and qualifying properties.  

There is no limit on the number of properties a landlord can claim for; there is, however, a limit of £315,000 per landlord.
